Newlon is a long-established housing association managing more than 8,000 homes across London, with a strong focus on providing high-quality, affordable housing and supporting diverse communities. The organisation is responsible for a diverse portfolio that includes 47 Higher-Risk Buildings (HRBs) alongside a wide range of residential properties across the capital. To ensure the safety, effective management and long-term sustainability of its assets, Newlon relies on accurate and trusted building information to support building safety compliance, informed decision-making, efficient estate management and the protection of residents while safeguarding its long-term investment. 

The challenge

The introduction of the Building Safety Act (BSA) highlighted the need for Newlon to centralise its Golden Thread information. Without a single source of truth, building data was held across different systems, creating the risk of inconsistent information and affecting confident decision-making. As part of its strategic objectives, Newlon wanted to simplify building information management so it could be easily accessed and understood by both internal teams and external partners. This ensuring knowledge retention through organisational change while enabling a more proactive response to evolving building safety requirements. 

Twinnedit's approach

Twinnedit adopted a measured, collaborative approach to ensure the project was delivered efficiently while keeping customer safety at the forefront. Working closely with multiple departments, the team coordinated activities, managed deadlines, and maintained clear communication throughout the process. Accurate, reliable building information was captured and validated to support compliance and informed decision-making. Building surveys and scanning were carefully planned to minimise disruption to residents, allowing day-to-day activities to continue. The outcome

Newlon has established a more robust and accessible Golden Thread, making it easier to identify information gaps and maintain accurate building records. Interactive walkthroughs have simplified the process of locating building elements and communicating their locations to internal teams and contractors, including critical assets such as gas infrastructure. Accessing key information has also become significantly faster, with measurements and external building details readily available through drone imagery, enabling more efficient planning, maintenance and decision-making. 

Looking back

The greatest value from the project has come from the 3D building models, exterior drone imagery and interactive walkthroughs, which have made building information more accessible and practical for day-to-day operations. Reflecting on the project, Newlon's advice to other organisations would be to prioritise resident engagement from the outset. Bringing residents along on the journey from the beginning can help build understanding, encourage participation and foster greater engagement throughout the implementation process.
